Corner Store Grants

The Corner Store grant program is targeted to Neighbourhood Commercial properties or properties that meet the commercial needs of local residents.
There are multiple grants, with varying grant amounts, available for eligible commercial properties, including:
1. Corner Store Exterior Grants for:
a) Small Commercial Centres - reimbursement grants of up to 50% of eligible construction costs for exterior improvements to active storefronts, to a maximum of up to $60,000 per building.
b) Standalone Commercial Buildings - reimbursement grants of up to 50% of eligible construction costs for exterior improvements to active storefronts, to a maximum of $15,000 per building.
2. Corner Store Interior Grants for:
a) Small Commercial Centres - reimbursement grants of up to 50% of eligible construction costs for improvements to an underutilized ground floor or vacant commercial interior space, to a maximum of $20,000 per building.
b) Standalone Commercial Buildings - reimbursement grants of up to 50% of eligible construction costs for improvements to an underutilized ground floor or vacant commercial interior space, to a maximum of $10,000 per building.
3. Small Business Support Grants - reimbursement grants of up to 50% of eligible costs to a maximum of $1,000 to improve the capacity, efficiency, productivity and/or competitiveness of the business.

Funding takes the form of reimbursement grants. Funding amounts vary per stream.

Eligibility:

Corner Store Exterior Grant - Applicants must:

  • be the property owners or someone approved by the property owners to act on their behalf;
  • have eligible commercial buildings that meet the following criteria:
    a. not be located in a Business Improvement Area, or a commercial corridor generally longer than one full blockface, or a commercial centre larger than one hectare;
    b. be located in a mature or established neighbourhood within the Anthony Henday Freeway;
    c. construction work has not started;
    d. project includes at least one critical improvement;
    e. building will have clear, unobstructed street-level windows once construction is complete and for the five-year maintenance period:
    i. window tints, vinyl wraps, tinted or frosted glass, large window decals, and window perforations that obscure views in and out of the building are not permitted;
    ii. security bars or rolling shutters are not permitted over windows or doors once construction is complete and for the five year maintenance period. The use of shatterproof clear glass or security films on windows is encouraged instead .
  • be neighborhood commercial areas:
    a) that meet and enhance the commercial needs of local residents, and support the revitalization of Edmonton’s mature and established communities;
    b) be a Small Commercial Centre containing a low rise building with at least three commercial retail units at ground level, may also be referred to as small strip malls or mini-malls, and often have onsite parking lots at the front of the building, and on a property of no more than one hectare in area; c) be a collection of several directly adjacent Standalone Commercial Buildings, each housing one or two commercial retail units at ground level, and all generally contained within no more than one full blockface; or d) be a collection of several commercial properties/buildings at the intersection of two roads, with commercial retail units at ground level on at least two corners of the intersection.
    Corner Store Interior Grant - Applicants must:
  • be the property owners or someone approved by the property owners to act on their behalf;
  • have eligible commercial buildings that meet the following criteria:
    a) commercial unit is located on the main floor;
    b) construction work has not started;
    c) located within a commercially zoned property with an area of less than
  • 0 hectare;
    d) not be located in a Business Improvement Area or other Target Areas;
    e) not have previously received an Interior Corner Store Grant; f) have a vacant ground floor commercial interior space for at least six months prior to application, or has been underutilized for a period of at least three years;
    g) at the end of the project, the property will have a two year minimum lease with a business tenant;
    h) building will have clear, unobstructed street-level windows once construction is complete and for the five year maintenance period:
    i. window tints, vinyl wraps, tinted or frosted glass, large window decals, and window perforations that obscure views in and out of the building are not permitted. b. security bars or rolling shutters are not permitted over windows or doors once construction is complete and for the five-year maintenance period. The use of shatterproof clear glass or security films on windows is encouraged instead.
  • For Corner Store Stream, applicants must have eligible properties located in recent or active Neighbourhood Renewal Areas (refer to the list from the website). Consideration is given to neighbourhood commercial areas where there are opportunities to align with other City projects or initiatives: Small Commercial Centres and Standalone Commercial Buildings.
  • For Corner Store Light Stream, applicants must have available eligible properties outside of recent or active Neighbourhood Renewal Areas: Small Commercial Centres and Small Commercial Buildings are eligible.
