About the funding

Grants are provided relative to the actual increase in municipal property taxes generated from the improvement/development undertaken on a property. For maximum amounts and details, please refer to the full program description.

Paid as a maximum of nine annual Grant payments, each based on the municipal property tax increment generated in that year; the annual Grant is adjusted to reflect changes in the municipal property taxes levied. Special charges, including BIA levies, are excluded from the calculation. The Grant is reduced by any property taxes cancelled or reduced under other City programs, tax appeals or a Request for Reconsideration. For condominium developments, the annual Grant is reduced by 25% if a unit owner files an appeal with MPAC, until the appeal is determined.
