Eco-Roof Incentive Program: Cool Roofs

The Eco-Roof Incentive Program provides grants to support the installation of green roofs and cool roofs on Toronto homes and buildings.
Green roofs and cool roofs – known collectively as ‘eco-roofs’ – help make Toronto more resilient and better adapted to climate change. A cool roof or white roof is a roofing system with an exterior surface the reflects the sun’s rays and reduces heat build-up from the sun’s thermal energy.


Comments on Funding:

Cool Roof Incentives of up to $50,000:
1. $5 / m2 for a cool roof with a new membrane;
2. $2 / m2 for a cool roof coating over an existing roof.

Eligibility:

Applicants must own:

  • existing residential, industrial, commercial & institutional buildings;
  • new low-rise residential buildings less than 5 units.
Application Steps:

Applicants must:

1. find a cool roof material that meets the requirements;

2. decide on a roofing contractor;

3. gather the supporting documents;

4. complete the online application form and submit it online.



Applications are accepted and reviewed on an on-going basis. Applications must be approved prior to commencing any work on the roof. Projects that have started, or are complete, may not be eligible for funding

Documentation Needed:

Applicants must submit:
1. the completed and compliant Eco-Roof application form;
2. detailed plans of the proposal showing percentage coverage, cool roof materials and manufacturer documentation and construction details;
3. a five(5) year maintenance plan and contract or equivalent assurance including:
a) an annual roof condition assessment and resulting maintenance; all subsequent roof maintenance must meet the cool roof specifications as outlined in the terms and conditions.
b) at minimum, an annual roof cleaning;
c) if applicable, re-coating of cool roof spray as per the life expectancy of the material or site conditions;
d) the inclusion of all maintenance recommendations provided by the manufacturer or materials supplier;
4. current photo of existing roof;
5. the manufacturer’s information sheet for the selected cool roof material showing SRI and Emissivity/Thermal Emittance.
