Description:
The Sustainable Industrial Buildings Program offers a subsidy equivalent to the increase in the property tax for businesses that carry out construction or renovation work while adhering to sustainable development principles.
Comments on Funding:
The subsidy has an annual cap of $1,000,000.
Before December 31, 2024
Eligibility:
Applicants must:
1. be owners of buildings used for specific economic activities in the agglomeration of Montréal;
2. have buildings that meet certain conditions:
a) New buildings must meet one of the following conditions:
i. Obtain LEED certification;
ii. Obtain Living Building Challenge certification;
iii Obtain BREEAM certification;
iv. Obtain HQE certification;
v. Obtain Passive House certification;
vi. Obtain Zero Carbon Building certification;
vii. Meet building code requirements for wood-frame structure.
b) Existing buildings must meet one of the following conditions:
i. Obtain BOMA BEST certification;
ii. Meet one of the required conditions for a new building.
3. have buildings that are used solely for certain activities, including:
a) Manufacturing in general;
b) Aircraft maintenance, repair and servicing;
c) Film, video and audio recording production;
d) Architecture, engineering and testing laboratories;
e) Specialized design services;
f) Computer system design and related services;
g) Off-the-shelf software publishing;
h) Data processing and hosting;
i) Environmental consulting services;
j) Physical science, engineering and life sciences research and development;
k) Head offices and regional offices;
l) Rooftop greenhouses;
m) Value-added logistics;
n) Agriculture and farming inside a building.

Applicants must submit their application by email to batiments.industriels.durables@ville.montreal.qc.ca by attaching the application form and all required documents.
Documentation Needed:
Applicants must provide:
1. a completed Application Form;
2. proof of property ownership or signed purchase offer;
3. a completed application for an alteration or construction permit.
Other Things to Note:
End of the program eligibility period: December 31, 2024.
